How does CarGurus determine "instant market value" on a given car?

Im curious how "instant market value is determined.  It seams that number can vary by thousands on very similar models without many details being given.  Is there a way to get the window sticker info on a car without contacting the dealer?  The dealers description in the ad is very inconsistent from one ad to the next.
