I have an 2011 all wheel drive SX4 and need to replace 2 tires. Can I just replace the 2 or is it significantly better to replace all the tires? My front tires are in good shape.

The oil seems to be coming from the front side where the oil filter is. I can tell its not the valve cover its below the exhaust so I am thinking the oil filter or the sending unit maybe the pan gas...
